– Is there a valid cédula de habitabilidad (habitation certificate)?
– Has the building passed the ITE (technical building inspection) if it’s over 45 years old? Ask for the report.
– Are there any debts, liens, or legal risks tied to the property?
– Are utilities such as water and electricity connected and up to date?
– What are the monthly community fees, and are major works planned?
– Is the property registry correct in terms of size, use, and ownership?
